BOOKING

All bookings are made with ELENI KATOPODI Sole Proprietorship with distinctive title Ionian Anthology (hereinafter “we/us” or “our company”). We are not the property owners but act as a booking agent for the owners. Your making the booking (in whatever manner, either by executing a reservation directly with us via email or online through our website, will constitute confirmation of you and your party’s (together “guests”) acceptance of the terms and conditions herein as well of the privacy policy as per our website.
In case the booking is made directly with us via email the following applies: Upon confirmation by the guests via email to our company that they would like to proceed to a reservation, we will send them an email with all booking and payment details, such as villa name and location, dates of stay, rental cost, name and number of guests, payment method, security deposit, cancellation policy. The guests are required to reply confirming their agreement on such email.

In case a reservation is made online through our company’s website booking engine the following applies: Upon your filling in the details of reservation as requested and following payment of either a 30% advance payment or 100% of the rental cost you are booking with fewer than 30 days to go before your scheduled arrival, you will receive an automated confirmation by the booking system.

Unless otherwise indicated in writing during a booking process, the reservation and any additional services you have requested are conditional upon our receiving within 48 hours from your booking a 30% advance payment of the total property booking cost (or 100% payment if you are booking with fewer than 30 days to go before your scheduled arrival) as well as receiving from the guest, in case of booking directly, an email reply with confirmation of the booking and payment details along with the Bank confirmation of the wire transfer if payment is made via a wire transfer. In any case, the receipt of the 30% advance payment by the company is also considered as confirmation of the booking and payment details. If the receipt of the advance payment (or receipt the Bank confirmation if the booking is made via a wire transfer) is not received within the 48 hour window, the booking shall be automatically cancelled with no obligation for further notice by our company.

You will be able to transfer your reservation to someone else only upon (i) our consent to be given in our absolute discretion and (ii) such person(s) accepting the terms hereof as well as any other conditions of the original reservation in question. Otherwise, you will be deemed to have cancelled your reservation and you will be responsible for paying the cancellation fees noted herein.

We do not accept conditional bookings, which are contingent on the fulfillment of a request. Although we’ll try to accommodate reasonable requests regarding your booking and staying, we cannot guarantee their implementation and/or your satisfaction. Any such failure shall not be deemed as a breach on our end.

We reserve our right to deny reservations (or cancel them after our knowledge of the fact) in case of a medical problem or impairment that may influence your stay. We encourage you to state any such situation before booking.

It is a condition of booking that you and your party are covered by comprehensive travel insurance including coverage against trip cancellation and against personal injury. The appropriate coverage should be purchased at the time of the booking. Please contact your insurance broker about this. Your confirmation of the booking and payment details will constitute confirmation that you are covered by such insurance.

 

PAYMENTS & SECURITY DEPOSIT

As noted, to secure your reservation, we require a 30% advance payment of the total booking cost or full payment if you’re booking with fewer than 30 days to go before your scheduled arrival. In case of a direct booking, such amounts shall be paid within 48 hours of our sending the booking and payment details. In case the payment is made through a wire transfer, you should immediately send the bank confirmation of the wire transfer to the company and no later than the 48 hours window. Upon receipt of the advance payment (or full payment as the case may be) in our account, our company will send a confirmation via email. In case of an online booking through our website’s booking engine, the payment and confirmation of the booking will be automatic and instant.
All remaining balances must be paid in full 30 days prior to arrival at the latest. At the discretion of the company (without conferring a relevant obligation to it), guests who will not have made and sent confirmation of the payment by the set date will receive a reminder by email. If payment is not made within a 3-day window after the reminder, then the company will consider the reservation as automatically cancelled with no obligation for further notice.

A security deposit, as to be indicated by us, shall be payable as per company instructions to cover during your stay the cost of any potential damages to the property or its contents. Unless otherwise provided herein, the security deposit amount is fully refundable, after deducting any relevant amounts within 15 days from your departure provided we receive from you full bank account details including account name, bank name, IBAN code (or equivalent for non-EU countries) and BIC code.

All payments must be wired to our bank account, full details of which shall be provided upon your booking, unless agreed otherwise. Please be aware that the processing of the wire transfer could take between two to four business days.

The guest agrees to pay for any agreed upon extras either before arrival, upon arrival or during stay, depending on the type of extra required and as advised by us.

Your reservation will be deemed automatically cancelled with you being responsible for cancellation charges as provided herein if (i) payments are not obtained as provided herein or (ii) you fail to conform to any other requirement in booking documents.

 

GUEST CHANGES AND CANCELLATIONS

You are required to inform us of your intention to make any changes to your booking in writing as soon as you form the intention to do so. We cannot guarantee that your requests will be satisfied even though we will make every effort to fulfill them and will not charge any additional fees if it is possible to do so. If such changes result in additional costs, you will be notified in writing. The new booking shall apply provided you confirm the new arrangements and settle any financial or other requests as to be indicated.

If you want to cancel your reservation, you must promptly notify us in writing (email at info@ioniananthology.com will suffice), in which case cancellation charges apply as follows:

If we receive notice of cancellation at least 60 days before arrival, there is no charge and the full advance (or full) payment minus Bank costs will be refunded.

If we receive notice of cancellation between 31 – 59 days before arrival, the advance payment will be retained by our company and will not be refunded.

If we receive notice of cancellation within and up to 30 days before arrival, or in case of no-show or departing earlier, our company and/or the owner shall retain any amount paid and will not be refunded.

Unless otherwise provided herein, the security deposit will be fully refunded minus any Bank costs, in any case.

Guests are advised to arrange at the time of their reservation, to take insurance to cover any cancellations or early departure.

If the payment has been done via a credit card, then any reimbursement will be made to the same credit card where the payment came from.

 

COMPANY CHANGES AND CANCELLATIONS

We regularly check each property with visits. To the best of our knowledge, the details regarding every asset on our website are accurate. We will advise as quickly as possible of any major alterations to the facility that may make accommodation significantly different to that which you have booked. Any alterations made to the premises without our consent are not our responsibility, and we are not liable for them.

In the extremely unlikely event that we are unable to provide you with the property that you have reserved (in case of force majeure or some other reason out of our control), we will use our reasonable endeavors, subject to availability, for you to have the opportunity to select an alternate lodging option during the same period of time as your original reservation in which case you may either (i) accept a substitute property with similar characteristics both with regards to capacity and price for the exact rental period, or (ii) acquire a payment receipt for the differential in the overall price between both the initial and the replacement property and accept a substitute property with a lower price for the exact rental period. If neither of the aforementioned options is feasible or if you do not want to accept

an alternate property, we will cancel the reservation and issue a full refund.

In either case, we will not be liable for additional damages or compensation or any other claims resulting from the cancellation.

 

CHECKING IN AND OUT

Check-in time is from 3pm. Checkout time is by 10am. While we’ll do our best to comply with requests for early check-ins and late check-outs, we can’t guarantee it will be possible. In case of flight delays or inconvenience while travelling, clients should contact us at the earliest. An additional fee may be charged as the case may be.

 

PROPERTY USE

The property may only be occupied by the individuals included in your confirmation of the booking and payment details for their personal use for lodging purposes. The property may not be sublet. No substitutions of guests may be made unless there is the written consent of the company. The number of visitors spending the night in the properties may not surpass the maximum occupancy specified for each property, as per each property’s permit issued by the Greek National Tourism Organisation and as advertised. If the number of guests exceeds the maximum occupancy, we reserve the right to request that all guests leave the property immediately, consider the reservation as cancelled and any amount paid will not be refunded. If the number of guests exceeds the one indicated in the booking but is within the maximum occupancy of the villa, then the guest should notify us or the owner immediately, seek our or the owner’s consent and pay any additional charges involved, otherwise, we reserve the right that all the guests may be required to vacate the property and any amounts paid will not be refunded.

Without prior written consent from our company and the owner, it is prohibited during your stay to organize events for entertainment or events with a guest list above the maximum occupancy (for example, parties, weddings or wedding receptions, photo shoots, seminars etc). Otherwise, we reserve the right to ask all guests and visitors to leave the property immediately and retain any amount paid not to be refunded. The security deposit will be fully forfeited until all applicable claims are fully assessed by the owner.
Guests may take photographs and videos for their personal use. However, if they are to be used for marketing or offered for sale, our company as well as the owner must give their prior written consent.

Please note that all of our properties feature Internet WiFi services. In case of a technical disruption beyond our control, such as a faulty line from the local internet provider company, we cannot be held responsible. Same applies for utility services (electricity, water etc.)

The swimming pool, when available, will be kept clean and operational by the property staff. If your rental period is before 01 April or after 01 November, please check with us if the swimming pool is operational. Our properties provide pool towels for guests use. Beach towels are usually not provided but some villas may have this facility, so please enquire with us.

Most of our properties provide twice weekly cleaning and change of bed linen and bath towels. Some properties may provide daily maid service, according to their own specifications. Should you require extra maid service, please advise us at the time of booking. We cannot guarantee availability at any time, but we will do our utmost to satisfy your request. Additional charges for extra service may be incurred.

 

CHILDREN

Some property owners apply certain child age restriction policy. Please notify us if there will be any children (and their exact age) in the party before finalizing a booking. Our company will make an effort to let you know whether the property is appropriate for kids.

Please be aware that you are solely responsible for the supervision, safety, and behavior of your children while at the property.

 

PETS

Some of the owners may not be comfortable having dogs or other pets in the accommodations. You need to have written authorization from our company to bring one if you plan on doing so. There may be a requirement for an additional security deposit or a pet fee, according to each property’s specifications.

 

COMPLAINTS PROCEDURE

While our company and the owner will make every effort to ensure that your stay is trouble-free, guests may face adverse experiences similar to their stay in any other home. We will do our best to assist you and solve these problems as soon as possible, provided we are immediately informed of them by email and to the extent the owner has not directly dealt with them. Guests are expected to mitigate in good faith any relevant loss or damage.

Neither we nor the owners are liable for factors beyond our control which can affect the settling of a problem, including time-sensitivity, the position of the property, the unavailability of professionals, etc.

You must notify our company in advance of all problems as soon as possible, but in no case later than the end of your stay, to be eligible for reimbursement as we do not accept liability for claims made post your stay and this would mean that your security deposit is not returned to you after the stay is over. You acknowledge that we are not in violation of our obligations until we have been given a fair opportunity to make the necessary adjustments to resolve the issue.

Our company is not liable for any damage that may be caused to the guests (or any other claims resulting therefrom) during their stay due to property faults or otherwise. Our company will not assume any responsibility that belongs to the owner. In addition, it cannot be held responsible for any accidents which might happen in the properties. Owners have been requested to have insurance for accidents to guests in their property which can be attributed to his/her negligence. Owners, however, are not liable for accidents caused due to negligence and/or lack of attention of the guests in the grounds of the property. Guests should ensure own insurance coverage for any accidents to their persons and any other risks during their stay.

 

BEHAVIOUR & DAMAGES

You are responsible for any loss or damage that you or members of your party may cause to the property or its contents (including engagement in conduct that creates or is likely to create danger, excessive disturbance). You are required to report any damages to the owner or to us and to bear the cost of repair or replacement. Should you or any member of your party behave unrespectfully towards the property and its contents, in addition to your being liable for all costs, the owner or our company has the right to ask all guests to vacate the property immediately. Our company shall retain any amount paid and will not be refunded and your security deposit will be fully forfeited until all applicable claims are fully assessed by the owner.

Guests undertake to compensate us or the owner on request and hold us harmless for any damages they inflict to the property or any installations, equipment, furnishing, decor, electronics, as well as other items of the owner during their stay.

The guest effecting the booking is responsible for the correct and decent behavior of his/her party.

Please note that some of our properties are located in regions which may face difficulties with the water system supply. Therefore, water is a commodity to be used sparingly during the summer months. If you experience a shortage of water, we will use our reasonable endeavors to reestablish its supply if it is a fault of the property. There is always the risk of experiencing water supply or electricity power cuts for a short period, for which the owner or us cannot be held responsible or for any inconvenience created by such events that are beyond our control.

Guests undertake to demonstrate reasonable consideration for anyone (particularly our agents, housekeeping workers, landscapers, as well as other staff) who might enter the property for professional services during their stay.

The property should be left in an acceptable state at the end of the stay.

 

DISCLAIMER OF LIABILITY

In the event that a force majeure event prevents the implementation of a booking or the services to be provided in that duration, our company shall have no liability. Any occurrence that goes beyond the influence of our company, including the risk of war, any act of terrorism, labor unrest, hazardous weather events, fire, flood, or drought, as well as any other unforeseen modifications to transportation schedules, shall be deemed to be a case of force majeure.

The published information, prices, and itineraries indicated on our website are subject to change. These changes are enforceable against both parties only if they are disclosed to you before our company confirms a reservation.

Our company disclaims any responsibility for the information, practices, or products found on or accessed through this website.

Our company sincerely believes that the facts and assertions contained on its website are true. We make every attempt to explain each property and service we offer accurately and completely. Additionally, we make every attempt to offer the services listed on our website.

Our company is not liable to any guest against any loss of valuables left on the property.

Under no circumstances, will our company be liable to you, the guests, or your visitors for any injuries or accidents that happened during your stay.

Any claim arising hereof and during your stay may be brought only against our company and the property owner (as the case may be) and not against their officers and employees unless in case of a willful misconduct on their end.

LAW – JURISDICTION

In the event of any dispute concerning the terms and conditions, any such disputes shall be settled by Greek Law at the sole jurisdiction of the competent courts of Athens Greece.
